Leefmilieu Brussel (a public administration and governmental organization) constructed a new headquarters in 2015 for more than 600 employees. 700 m² of photovoltaic panels (integrated into the building for aesthetic reasons) produce nearly 88,000 kWh of green electricity per year.
This 7-story structure, spanning 16,000 m², recreated the Tour & Taxis sector.

The primary challenge for the architects (Cepezed and Philippe Samyn & Partners) was integrating photovoltaics seamlessly into the building’s complex geometry, a process that required early-stage collaboration with the BIPV manufacturer. Beyond aesthetics, the BIPV system is part of a holistic energy concept designed to achieve Passive House performance, keeping heating demands below 15 kWh/m² annually.
This efficiency is supported by a geothermal system utilizing heat pumps and ground loops for climate regulation, alongside concrete core activation for thermal stability. Finally, the custom-curved BIPV panels serve a dual purpose: they maintain strict insulation and airtightness standards while transforming solar generation into a prominent architectural feature.

The Message Behind the Architecture
The choice of dark, refined BIPV modules is a nod to the Tour & Taxis site’s heritage as a 19th-century industrial hub. Rather than clashing with the historic brick and iron of the surrounding warehouses, “The Toaster” uses its modern solar surface to echo the industrial tones of the past. It suggests that the “Green Movement” is simply the next logical chapter in the city’s industrial evolution.
